The illustrated study guide for the national portion of the real estate exam. Contracts, agency, financing, legal descriptions and the math, explained in a clear, visual, and easy-to-remember way.
These are real pages from the kit — PDFs you download, not a video course or a printed book. Swipe through:

Each of the 131 pages in Book 1 follows the same pattern: one idea, one drawing, its topic area in both the PSI and Pearson VUE outlines, and an Exam Trap callout, plus a Memory Hook wherever a real one exists. The math book and glossary point back to those pages.
A 131-page concepts book, a math book with every formula worked out, and a bonus A–Z of 100 key terms.
A drawing does the explaining, and the text stays short. You remember the picture on exam day.
Portrait pages sized for a phone screen. Study in five-minute gaps, or print them if you prefer paper.
About 1 in 2 don’t pass
That’s roughly how many first-time candidates fail the real estate exam in Florida and Texas, two states that publish first-time results.
On the national portion, the lowest-scoring areas are the ones with numbers and moving parts:

A picture is easier to remember than a paragraph of legal language. That’s why every one of these is drawn out in the kit.
“About 1 in 2” is an estimate from published first-time pass rates: 48% of 2,044 first-time Florida sales associate candidates passed in May 2026 (Florida DBPR report), and Texas reported 55% passing both portions on the first try in fiscal year 2025. Lowest-scoring areas from Texas Real Estate Commission content-area reports for first-time candidates on the national portion, 2022.
In most states the real estate exam comes in two parts: a national portion, written by PSI or Pearson VUE from a published outline, and a state portion on your state's law. The kit follows both national outlines page by page, so your study time goes to what they list.
Weights are our average of the PSI national salesperson outline (effective October 1, 2023) and the Pearson VUE national salesperson outline (effective 2025), rounded. Item counts and passing scores vary by state; check your candidate handbook.
Short, honest answer: the national portion, in every state that uses PSI or Pearson VUE. Not your state's law.

These states write their own single exam with no separate national portion. The kit covers the general real estate concepts those exams also test, like contracts, agency, financing, valuation and the math. Their state law isn't included.
State law is not included. Every state adds questions on its own license law and rules, usually as a separate state portion. This kit doesn't cover them; your pre-licensing course and your state's real estate commission do.
Figures come from each state's candidate handbook or real estate commission site, checked October 11, 2026. Exams change, so confirm in your current handbook. This is general exam information, not legal advice.
A lot of exam mistakes aren't things you never learned. They're near-twins that are easy to mix up under time pressure, like these:
That's what the Exam Trap and Memory Hook boxes are for. The trap names the mix-up in plain words, and the hook helps you keep it straight:
Confidentiality covers the client's secrets, not the house's defects. A known material defect must still be disclosed to a buyer.

And the math is never just a formula. Every problem type is worked out step by step:
A $300,000 sale (listed at $310,000) pays a 6% commission, split equally between the two brokerages. The listing salesperson gets 60% of the listing brokerage's share. How much is that?

Your hours are almost done and the exam is next. You need the concepts to finally click, not another chapter to reread. Keep your course; this is the visual layer on top.
A full-time job, kids, a career change. Your study time is ten minutes on your phone. One page, one idea, done.
Or you're going back for another try. The material is in your head somewhere. Now you need it organized the way the national outlines lay it out.
No gimmicks and no shortcuts — just the exam outlines, drawn clearly.
Every page starts from the PSI and Pearson VUE national salesperson outlines and carries its area in each, using standard real estate terms explained in our own words.
Where a rule varies by state, the page says so in plain words and points you to your state's own rules.
If a topic isn't on either national outline, it isn't in the book taking up your study time.
We're an independent study aid — not affiliated with PSI, Pearson VUE, ARELLO, NAR, any state real estate commission, or any pre-licensing school or publisher.
Use the kit for 7 days. If it doesn't help you, email us and you get 100% of your money back. No fine print, no hassle.

The real estate exam doesn't have to be the scary part of getting licensed. You don't need to reread your course. You need to see how the material fits together, the way the exam outlines lay it out.
